AMS Rentals Ltd Terms and Conditions

To reserve a property the client should complete and sign the booking form and return it together with payment of the initial non-refundable deposit (20% of the total rent due). Following receipt of the booking form and deposit, AMS Rentals Ltd will send a document confirming receipt, directions for key collection and further information relating to the holiday. This is the formal acceptance of the booking.

The balance of the rent, together with the security caution (see clause 4) is payable not less than 56 days before the start of the rental period. If payment is not received by the due date, AMS Rentals Ltd reserves the right to give notice in writing that the rental is cancelled. The client will remain liable to pay the balance. Reservations made within 56 days of the start of the rental period require full payment at the time of booking.

Taxe de Sejour (local tourist tax) is included in the rental price. .

A security caution is required in case of damage to the property or its contents (the amount is stated on property publicity). However, the sum reserved by this clause shall not limit the client's liability to AMS Rentals Ltd. The security caution is a pre-authorisation on the client’s credit card with Swikly. Any claim for damages will include an administration charge.

AMS Rentals Ltd will account to the client for the security caution within 14 days after the end of the rental period. In the event of any damage or additional cleaning costs, AMS Rentals Ltd will claim the amount from Swilky who will debit the client’s credit card.

The rental period shall commence at 5.00 pm on the first day and finish at 10.00 am on the last day. AMS Rentals Ltd shall not be obliged to offer the accommodation or any of its facilities including private parking spaces before the time stated and the client shall not be entitled to remain in occupation after the time stated. Where a client enters the property prior to the pre-agreed time or remains in the property after the arrange departure time, AMS Rentals reserves the right to charge client for a half day’s rental.

Key collection is strictly from the AMS Office in Les Allues unless agreed in writing a minimum of 10 days prior to the start of the rental period. Any last-minute changes to key collection may result in a local charge. Where the client is arriving outside normal AMS Office hours, the client must contact the AMS Les Allues office to arrange for out of hours key collection.

The maximum number to reside in the property must not exceed the number stated on the publicity unless AMS Rentals Ltd has given written permission.

The client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in our prices AMS Rentals Ltd reserve the right to make a retention from the security caution to cover additional cleaning costs if the client leaves the property in an unacceptable condition. The client also agrees not to act in any way which would cause disturbance to those resident in neighbouring properties and to abide by the rules of the building's management.

The client agrees to ensure that the property is kept secure at all times. Where two exterior door locks are fitted, both will be used and all windows and balcony doors will be locked when the property is unattended.

The client shall report to the AMS Office in Les Allues within 24 hours of arrival any damage, significant stains or uncleanliness. The client shall report to the AMS Office in Les Allues without delay, any breakdown in equipment or defects in the property. Arrangements for repair or replacement will be made as soon as possible.

AMS Rentals Ltd shall not be liable to the client:
- for any temporary defects or stoppage in the supply of public services to the property, nor in respect of any equipment, machinery, appliance or amenities such as internet access, satellite/ cable TV or fireplaces. AMS Rentals will make every effort to correct any issues reported as quickly as possible.
- for any loss damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of AMS Rentals Ltd.
- for any loss, damage or inconvenience caused to or suffered by the client if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event, AMS Rentals Ltd shall, with seven days of notification to the client refund to the client all sums previously paid in respect of the rental period.

13.

The Client agrees that all personal property, personal affects and other items brought into the Property by the Client is at their sole risk with regard to theft, damage, destruction or other loss. AMS Rentals will not be responsible or liable for any reason whatsoever.

14.

Under no circumstances shall AMS Rentals Ltd liability to the client exceed the amount paid to AMS Rentals Ltd for the rental period.

15.

Bookings may be cancelled up to 56 days prior to start of your rental period with only the loss of your deposit. For bookings cancelled 56 days or less from the start of the rental period there is no refund.

This contract shall be governed by English law in every particular including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in England.
